Comal County Property Tax Protest

Comal County, Texas

Comal County property taxes suck. I protest them for a living.

I’m David Carpenter. I’m based in New Braunfels and I spent six years as a county appraiser before I switched sides. I protest Comal County values every year, and I read your file like someone who used to write them.

$100 a year plus 25% of what I save you. New Braunfels, Canyon Lake, Bulverde, Spring Branch, and Garden Ridge.

Why Comal homeowners overpay

Hill Country views.
Hill Country appraisals.

A lake lot in Canyon Lake, a 1970s ranch house in old New Braunfels, and a new build in Bulverde all run through the same mass appraisal model.

The model’s good at averages. Your house isn’t an average. It doesn’t know the view’s blocked, the lot’s mostly cliff, or the kitchen still has the original avocado countertops.

Comal keeps growing, and every new sale pushes on everyone else’s value. I spent six years on the district side of that math. I know where it misses.

What I check that the district skipped

  • Square footage, and what got counted as living area
  • Condition and quality grade, which the district guesses from the street
  • The comps the district left out of its own analysis
  • Equal appraisal: what similar houses near you are valued at
  • Mistakes in the district’s own evidence packet
How a Comal County protest works

Four steps. You do one.

1

Enter your address

Two minutes online. I pull your Comal County appraisal from the district. No paperwork from you.

2

I build the case

Comps, equal appraisal against your neighbors, and a hard look at what the Comal Appraisal District has on file for your house.

3

I meet the appraiser

Most protests settle at the informal review, before any hearing. I’ve sat on the district’s side of that table.

4

I take it to the ARB

If the district won’t move, I argue it at the Appraisal Review Board. You don’t have to show up.

Deadline: May 15, or 30 days after your notice is delivered, whichever’s later. Sign up now and I’m watching for your notice the day it lands.

Every Texas county

Not in Comal County? I still want your file.

This page is about Comal County because people search for it. I protest property all over Texas. Same Tax Code, same process, same price. Wherever the house is, I read the file the same way.

Protest my property

Case in point: Fredericksburg

Gillespie County, not mine. The district had the garage counted as living space, for years. I spotted a garage door in a thumbnail photo in the district’s own evidence.

Questions people actually ask

FAQ

I live in New Braunfels. Am I in Comal or Guadalupe?

Depends which side of town. New Braunfels sits in both counties, and your address decides which district you’re fighting. Your notice says who sent it. Not sure? Sign up with the address and I’ll sort it out.

Do I have to show up to the hearing?

No. I handle the informal review and the ARB hearing. You get updates and the final number.

When’s the deadline?

May 15, or 30 days after your notice is delivered, whichever’s later. Sign up now and I’m watching for your notice the day it lands.

I own a lake house or a rental too. Can you do those?

Yes. Sign them all up in the same account. Second homes and rentals don’t get a homestead exemption, so the protest matters even more on those.

What if you don’t save me anything?

Then you pay the $100 and none of the 25%.

Do I need a homestead exemption too?

If it’s your home, yes, and it’s a separate thing from the protest. Here’s how that works.
